Where we work

York Region: Markham, Vaughan and Richmond Hill

York Region's three largest cities are suburban in housing but dense in business parks, with fast-growing centres like the Vaughan Metropolitan Centre and Markham Centre. Growth plans here usually pair strong local search with careful B2B and multicultural targeting.

York Region's three largest cities look similar from the highway and behave differently up close. Markham is a collection of historic communities wrapped around a large business-park economy. Vaughan is the most detached-home-heavy of the three and has a fast-growing downtown at the Vaughan Metropolitan Centre. Richmond Hill runs along Yonge Street, with much of the city on the Oak Ridges Moraine.

The three cities in numbers

All three figures come from the 2021 Census profiles:

City 2021 residents Single-detached share of dwellings
Markham 338,503 56.2%
Vaughan 323,103 62.5%
Richmond Hill 202,022 56.7%

Together that's more than 860,000 people, mostly in detached and row housing. Household-service businesses here are often serving larger homes with larger projects, which changes how much a single enquiry is worth and how long the buyer takes to decide.

Markham

Markham's business geography is unusually spread out: Markham Centre, the Langstaff Gateway growth area, and a long list of business parks such as Commerce Valley, Cachet, Woodbine and Cochrane, and the Highway 404 North park. For B2B firms, that's a dense pool of prospects within a short drive. On the consumer side, the heritage main streets of Unionville and Markham Village have BIAs, and communities like Cornell, Berczy Village, Milliken and Thornhill carry strong identities that buyers use in searches.

Vaughan

Vaughan's council is elected from five wards, and the city recognises five main communities: Woodbridge, Maple, Thornhill, Concord and Kleinburg. The Vaughan Metropolitan Centre at Highway 7 and Jane Street is the new downtown, while the Vaughan Enterprise Zone, the West Vaughan Employment Area and the Highway 400 North area concentrate industrial and logistics employers. Vaughan suits two kinds of growth plan: household services in detached-home communities, and B2B plans aimed at builders, distributors and industrial firms.

Richmond Hill

The Official Plan organises Richmond Hill around Yonge Street and Highway 7 corridors, local centres such as the historic Village core, Oak Ridges and Newkirk, and business parks including Beaver Creek, Barker, Headford and Newkirk. Its moraine setting means some northern neighbourhoods feel semi-rural, so travel time and service area matter for household services.

How we'd staff the growth roles

Role Weight in York Region Why
Search and local visibility High Community-name searches across many distinct areas
Paid acquisition Medium–High Good for B2B in the business parks and high-value household jobs
Content Medium–High Longer decisions on larger projects reward useful guides
Website and conversion High High-value enquiries justify careful page work
Lead follow-up High Larger quotes need structured chasing

Neighbouring towns

York Region continues north and east of these three cities, into Aurora, King and Whitchurch-Stouffville, and south into Toronto. Businesses in Markham and Vaughan often pick up work in Scarborough, North York or Etobicoke too. We plan these as extensions of the main service area, added once the core communities are performing, and measured on their own scorecard line so their real value is visible.

Seasonality

York Region shares southern Ontario's seasons. The detached-home market brings strong spring and early-autumn demand for home projects, and the heating season matters for any home-comfort business. B2B demand tends to follow construction schedules for firms selling to builders, and fiscal calendars for everyone else.

Where to start in York Region

  1. Choose B2B, household or both, and list the communities or business parks you serve.
  2. Build community pages where buyers use local names.
  3. Put a follow-up rule on every quote over your typical job value.
  4. Track each city on its own line of the scorecard.

A growth audit will show which of these to do first. Our Ontario coverage page lists the other markets we serve.

Frequently asked questions

Is York Region better for B2B or household services?

Both work. The business parks along Highway 404, Highway 7 and Highway 400 support B2B plans, while the detached-home neighbourhoods support household services. The plan depends on who you sell to.

How should I handle Thornhill, which spans two cities?

Treat it as one community in your marketing, because residents do. Build one Thornhill page and target both the Markham and Vaughan sides in your ads.

Do multilingual pages make sense in York Region?

They can, if your staff can serve customers in that language. Test one language with one page and one ad group, measure enquiries and wins, and expand only if it pays.
